The kayadeross acres Story

Kayadeross Acres opened in 1978 and has grown over the years into a 147-site, resident-owned manufactured home community. But that transition didn’t happen overnight. We began the move toward controlling our own destiny in 2015. That’s when, with the help of PathStone Corporation and ROC USA, LLC, we formed Kayadeross Acres, Inc., that would, on Nov. 17,  2016, purchase and take control of our community. Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood. The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together.

 

Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities. Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the multi-million dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Kayadersoss Acres couldn’t be better situated in the Capital District of New York, an area full of natural beauty with many lakes and state parks within an hour’s drive. Ballston Spa is home to the National Bottle Museum, dedicated to preserving the history of the nation’s first major industry, bottle making. Saratoga Lake is a quick 20-minute drive and Adirondack State Park is only 30 minutes away, both providing endless summertime fun. Our community is less than three miles from the Burgess-Kimball Memorial Park.  Kayadeross enjoys easy access to grocery stores, shopping malls and schools. Conveniently located near I-87 and I-90, trips to Syracuse, N.Y., New York City, Boston, MA, or Burlington, Vt., take less than 3.5 hours for great weekend getaways.

We are proud of the community we are creating and happy to see neighbors helping one another. Soon after we purchased the land beneath our neighborhood, we began making major improvements to our infrastructure with projects including new water lines, upgraded electrical conduits, replacing septic systems, improving drainage and paving our roads. In 2016, visioning sessions focused on design ideas and features for a new playground and community center to be constructed during these renovations. Through an instrumental collaboration with NYS Home and Community Renewal, Kayadeross was able to purchase the community and make major infrastructure upgrades, with a minimal lot rent increase.
